Rental Qualification Requirements

Please read this information before starting your application.

Applications are processed in the order they're completed and received. If we haven't received a complete application from you, we'll move on to the next applicant. Once we start processing a complete application, all others are held as backups unless withdrawn. If the first applicant doesn't qualify or withdraws, we move to the next completed application. If you're a backup applicant and the first application is approved, we can hold yours for up to 30 days for another Suburban home, or destroy it, whichever you prefer. You won't be charged the application fee unless we actually run your application. Processing takes 2 to 3 business days.

A Complete Application Includes:

Application Fee

$75 per applicant. Everyone 18 or older who will live in the home 2+ weeks a year must apply. Fees are non-refundable if the application is denied.

Occupancy

Maximum of 2 people per bedroom.

Age

Applicants must be 18 or older, unless considered a legal adult under applicable law.

Credit and Background

We run a TransUnion credit report for each applicant.

Open bankruptcies, judgments, collections, or an invalid Social Security number result in automatic denial.

Income Requirements

Combined gross household income must be at least 4 times the monthly rent. Acceptable income sources include employment pay stubs, child support, tax returns, grants, pensions, Social Security, GI benefits, alimony, disability payments, trust funds, and savings or investment income. Income must last for the full lease term.

Guarantors (Co-Signers)

Guarantors must complete a full application, pay the application fee, and meet the same qualification standards as other applicants. They'll be added to the lease as financially responsible for rent and other charges. A guarantor's income must be at least 3 times the monthly rent, on top of their own housing expenses.

Criminal History

We run a criminal background check on every applicant. The following result in denial:

Non-Citizens

Must provide proof of legal presence (Social Security number or work visa) and meet the same qualification criteria as citizens.

Roommates

All roommates must individually meet qualification guidelines. Security deposits belong to the home, not to individual roommates; if one roommate moves out, the deposit stays. All roommates are 100% responsible for the full rent, and we don't accept partial or split payments. Any payment arrangements between roommates are between them, not us.

Photo ID

A legible copy of a government-issued photo ID (front and back) is required from every applicant.

Rental History

We verify at least 1 year of rental or residence history from a non-family source. Applicants with money owed to a previous landlord or a past eviction will be denied.

Holding Fee

Application and holding fees are non-refundable. If you cancel before moving in, the holding fee is forfeited. Once your lease begins, the holding fee counts toward your security deposit.

Renters Insurance

Required for the entire time you live in the home.

Pets

Maximum of 2 pets per household, subject to landlord and HOA approval (please confirm with your HOA). Assistance animals aren't considered pets. Pet deposits apply where relevant. All applicants, whether or not they have a pet, must complete pet screening ($30 per pet if applicable). This applies to new applicants and lease renewals alike.

Falsifying any application information results in automatic denial. Some HOAs or municipalities may apply stricter requirements.

After Approval

Pay your holding deposit and sign your lease within 2 business days of approval, or we'll move to the next applicant. Vacant homes can be held for up to 2 weeks; if occupied, ask your leasing agent about the move-in date. First month's rent is prorated on a 30-day cycle. Both the holding deposit and first month's rent must be paid in certified funds (money order or cashier's check).

We can't begin processing until every occupant 18+ has submitted a complete application, including ID, proof of income, 3 months of bank statements, and rental history. This includes adult children and spouses. Each person needs to submit their own application, since we run a background check per person.
