Selling Your Home Just Got Easier

Accepting an Offer

The Highest Price Is Not Always the Best Offer

The first offer you receive — or the highest one — is not automatically your best path forward. Terms, contingencies, and buyer qualifications all play a critical role in determining which offer truly serves your interests.

Our agents will walk you through every proposal with clarity and objectivity, helping you identify the offer that delivers the most value with the least risk.

Negotiating With Integrity

We negotiate on your behalf with both skill and ethical grounding. Every counteroffer, every conversation, and every decision is made with your best interests at the center — while keeping the transaction moving forward productively.

The Initial Agreement and Deposit

Once you and the buyer reach agreement, both parties sign the Purchase Agreement and the buyer places a deposit into an escrow account. The escrow or closing agent — either a title company or attorney — acts as a neutral third party who holds and distributes all funds until closing.

A few things to keep in mind as you move through this stage:

  • Keep written records of everything — counter-offers, verbal agreements, and addendums should all be documented and signed by both parties. We handle all of this on your behalf.
  • Stay on schedule — your Purchase Agreement will outline a timeline for completing all contingencies. Meeting those deadlines keeps the process on track and protects both parties from breach of contract.

Selling Tips That Make a Real Difference

Deep Clean Before You List
First impressions are everything. Before your home hits the market, invest in a thorough deep clean — toilets, surfaces, floors, rugs, and bathrooms. When in doubt, bring in professionals to ensure your home is presented at its absolute best.

Declutter to Help Buyers Connect
A clutter-free home allows buyers to focus on the property — not the distractions. Clearing countertops, organizing storage areas, and removing excess personal items helps potential buyers picture their own life in your space.

Handle Repairs Before You List
Do not let deferred maintenance become a negotiating liability. Addressing outstanding repairs before listing signals to buyers that your home has been responsibly maintained — and gives them greater confidence in moving forward.
